Originally built in 1927, The Bindery is located in the up-and-coming RiNo neighborhood near downtown Denver. The venerable building originally served as a metal foundry, and then as a commercial printing plant, and is now repurposed as a hub for creative office space. The original brick building with riveted steel trusses, large open bays and abundant natural light offers a beautiful background for the studio of nearly 150 architects, interior designers and landscape architects. Occupying the two westernmost bays of the overall building, Davis Partnership Architects designed the space to serve as a model for collaborative and sustainable office environments.
The interior design concept was simple: a series of crisp white boxes are inserted into the historic industrial shell. The juxtaposition of the modern against the old brings sets up the contrast between high design and the unique charm of the almost century-old building. Beyond this, the priority was to create a space that welcomes clients while stimulating the creative energy of design staff. A mix of technology-rich workstations, impromptu huddle spaces, outdoor deck spaces, collaboration spaces and private conference rooms provides staff and clients the requisite tools and spaces needed to thrive and create excellent work.
Designed with high standards for sustainability, the project team conducted an in-depth study of the existing building and found many areas where upgrades were required from an energy-efficiency point of view. A comprehensive evaluation of the entire building envelope and the base building mechanical system design was performed, and new systems were proposed to dramatically reduce energy and operating costs. Originally estimated to be in the range of $8-10 per SF, annual energy costs are now estimated to be $0.75 – 1.00 per square foot per year, making this one of Denver’s most energy-efficient office renovations. The key drivers in this remarkable reduction were thermally-efficient replacement windows, a mechanical system that employs displacement ventilation, and high-efficiency lighting and controls that complement the abundant natural daylight of the space.
Davis Partnership is proud to be pursuing LEED Gold certification under the new, more restrictive LEED version4, and this project is slated to become one of the first office renovations in a historic building to achieve this level under the new standard.
