The Future of the Denver Pavilions | DOD 2026 Insider Tour

About the tour: As downtown Denver adapts to changing patterns of work, retail, and residential life, the Pavilions site (which includes the two surface parking lots on 15th Street) represents a significant civic and urban design opportunity for today and tomorrow. The Downtown Denver Development Authority (DDDA) recently convened an Urban Land Institute (ULI) advisory services panel to review redevelopment options and envision new possibilities for this important downtown destination. Join us for a walking tour to learn first-hand about these recommendations and the opportunities for this significant site, set in the contemporary context of how thoughtful design can shape the next chapter of downtown Denver.

About the development: The Pavilions opened in 1998 along the iconic 16th Street as a 350,000-square-foot mixed-use retail and entertainment complex during a transformative era of downtown reinvestment and became a landmark for its generation. It is an open-air shopping and entertainment center spanning two blocks of 16th Street between Tremont Place and Welton Street and is known for its exterior “DENVER” sign wall. 

About the tour guide: Kim Sperry is the founder of Sperry Advisory, a Denver-based real estate investment and development advisory firm. Previously, she served as Managing Director at RangeWater Real Estate, where she established and led the firm’s Denver office and oversaw multifamily development throughout Colorado and the Southwest. With more than 30 years of experience in real estate investment, development, and urban revitalization, Kim is a respected leader in the industry. She currently serves as District Council Chair of ULI Colorado.

Accessibility: The group will be walking through the development with minimal opportunity for seated rest. There is elevator access to the second and third floors.
